1. General Applicability

These Terms and Conditions govern all proposals, contracts, structural engineering, and interior construction services provided by Urban Construct NL B.V., hereinafter referred to as 'the Contractor', to the client.

2. Quotations, Pricing, and Extra Work

All quotations are valid for 30 days. Prices are listed in Euros (€) and include the applicable Dutch VAT (BTW) unless explicitly stated otherwise. Our proposals are highly detailed and based on fixed pricing.

However, unforeseen hidden defects discovered during the demolition phase (e.g., asbestos, rotten foundation beams, or severely compromised legacy plumbing) fall outside the scope of the fixed quote. Should extra work ("meerwerk") be required, we will immediately halt that specific task, draft a transparent variation order, and proceed only upon your written approval.

4. Execution and Handover

The Contractor will execute the work in accordance with the highest standards of Dutch craftsmanship and building codes (Bouwbesluit). Project timelines are realistic estimates. While we pride ourselves on strict deadline adherence, unforeseen supply chain delays (e.g., custom Italian marble or bespoke windows) do not constitute a breach of contract.

Upon completion, a formal walkthrough (Oplevering) will take place. Any minor defects or unfinished details ("snag list" / "opleverpunten") will be documented and resolved by the Contractor within 14 working days.

5. Comprehensive Warranties

We stand firmly behind our engineering. Urban Construct NL B.V. provides a robust 10-year warranty on all structural alterations, sub-floor integrity, newly installed plumbing, and electrical grids. We provide a 5-year warranty on cosmetic surface finishes, including plastering, painting, and microcement. Factory warranties apply directly to all installed hardware, appliances, and HVAC systems.

6. Payment Schedule

Due to the significant upfront capital required to secure high-end materials and reserve our craftsmen, we operate on a strict installment basis:

Invoices are strictly payable within 14 days of the invoice date. Late payments will incur statutory interest under Dutch commercial law.

7. Limitation of Liability

The Contractor’s liability for direct damages is expressly capped at the amount paid out by our corporate liability insurance provider in the specific instance. The Contractor shall under no circumstances be liable for indirect, consequential, or punitive damages, including loss of rental income or temporary housing costs.
